Q. Why get a home inspection?

A home is most likely the biggest purchase you will make. Many consumers fall in love with a home because it matches all their purchasing criteria. The problem, and most made mistake, is accepting the home because cosmetically it looks great. A home inspection can help reveal the things that are or may be a potential problem in the future. I, the home inspector, am an unbiased individual with specialized training to work in the consumers best interest to assure them of an educated purchasing decision.

Q. Can I accompany the inspector?

Absolutely! In fact it is encouraged. In addition to the formal computer-generated report you will receive documenting my findings, I will explain and discuss things as we walk through the home and you will have an opportunity to ask questions as I perform the inspection.

Q. What type of report will I receive and when will I receive it?

M. Vincent Inspections, Inc. uses a computerized version of the Home Tech, Inc. Building Analysis report. Our report is very well organized, practical and easy to read. Our reports contain pertinent information in a format that is not confusing and filled with boilerplate industry jargon. Ideally, we like to provide our report at the conclusion of the inspection; however, this is not always possible as we do come upon neglected properties that require narratives that are not practical to complete on site. Additionally, references to digital photos will appear throughout the report that make it easier to clarify problems or defects.

Q. How will the roof be inspected?

We will make every attempt to walk all roofs. We feel the only way to properly assess the condition is to be able to see the surface from as close as possible. Some roofs cannot be accessed due to safety concerns, weather and the actual roof surfaces themselves. We are equipped with several ladders up to 38 feet in length to help us reach even the highest roofs.

Q. Will you find every possible defect?

Simply put, no. It is important to realize that a home inspection is not technically exhaustive and is non-invasive. A home inspection is a snapshot in time and many uncontrollable factors will effect the home after the inspection. What you will find is that we will make every effort to evaluate the home and its systems and educate you on the purchase. No home inspector has all the knowledge in their head. M. Vincent Inspections, Inc. is fully equipped with a computer on site and has industry contacts and resources to find answers that may not be immediately available. The bottom line is that when you hire us, we are dedicated to you and will not be satisfied until you as a customer are satisfied with our services.

Q. Can a home fail or pass a home inspection?

In our opinion, this is the most misunderstood aspect of the industry. Many consumers believe that a home inspection is required and view the inspection as one of the many obstacles to overcome before settlement. While some lending institutions or buyer programs may require specific inspections, home inspections are by and large voluntary. Unless the inspection is a code inspection or a specific inspection required by local authorities, the home cannot pass or fail. The home may have many problems but ultimately, it will be the consumers decision to purchase or not. The entire purpose of the home inspection is to give an overall evaluation of the home so consumers have a much better understanding of the condition of the home they wish to purchase.
